Crying foul over defects in homes

Tuesday August 14, 2012

SEVERAL residents of Taman Bukit Cheras townvilla in Kuala Lumpur, are crying foul over the defects in their houses.
Some of the problems faced by the residents include broken tiles, leakages and piping woes.
Lee Kim Chuan, 53, who moved in about two years ago, said his problems began last year with water leakage.
“I had some problems with leakage in the bathroom, which the developer fixed but then the porch tiles started cracking and coming loose.
“I attribute all this to poor workmanship. Also, the developer was helpful initially but now says my complaints are not valid as the stipulated defect liability period has passed.

“We bought these units with our hard-earned money and the developer should not shrug off any problem that surfaces. It is unfair. For, instance, the tiles should last us longer and not chip off so fast,” he said.
Lim Poo Choo, 60, also faces a similar problem.
“We have not even stayed here a year but the tiles are already breaking. We contacted the developer and the problem was rectified but why did this happen? There is no excuse for shoddy workmanship,” she said.
The affected residents have sought the help of Bandar Tun Razak parliamentary constituency service centre director Lim Heng Lin on the matter.
“The developer has to seriously look into these complaints before anything worse happens.
“Even if the defect liability period is over, they must resolve problems that surface,” said Heng Lin. He added that he had agreed to look into the complaints and decide on action to be taken.

Fresh air for apartment folk

By CHARLES FERNANDEZ

RESIDENTS of the four-storey Taman Bukit Anggerik flats in Cheras can finally breathe easier after having had to put up with a faulty sewerage system for six months.
The residents have had to put up with the nauseating smell due to the constant overflow of the sewerage tank which became worse during the rainy seasons, causing a backflow especially to the units on the first and ground floors.
They had been following up with both the Indah Water Konsortium Sdn Bhd (IWK) and the National Water Services Commission (SPAN), urging them to help resolve the problem when they first surfaced.
And their efforts paid dividends when IWK sent a desludging tanker to remove the sewerage blocking the internal sewer on the first floor leading to the ground floor. And the best part is, the service was for free.
“We are doing the desludging for free as part of our corporate social responsibility (CSR) as many of the residents here are in the lower-income group.
“Moreover, the residents do not have a proper management committee and many of the affected residents have been staying here for over 20 years,” said IWK Sdn Bhd (manager communications) Shahrul Nizam Sulaiman.
“Our initial investigations point out to a possible broken underground pipe where the outflow is blocked. We will work with SPAN to get the problems rectified, starting with the clearing of the tanks,” added Shahrul.
It was reported last month that a possible broken pipe was the main source, causing unbearable stench for the other residents in Block A.

Unbearable stench for flat dwellers

Unbearable stench for flat dwellers

By CHOONG MEK ZHIN

A POSSIBLE underground broken pipe could be causing waste from the Taman Bukit Anggerik Flats in Cheras to backflow into the first floor units of Block A causing unbearable stench for the other residents as well.
Bandar Tun Razak Parliament Constituency Service Centre director Lim Heng Lin said the backflow problem occurred about a month ago but the source could have started much earlier.
The main problem: Residents talking to one of the Indah Water workers and pointing at an opening on the ground floor where the stench is coming from.
“The blockage would have taken some time to clog up the pipes. The residents had been aware of the stench for many months. And now with the waste backflow in the first floor residents’ toilet bowls, the matter warrants serious attention,” Lim said.
He added that the flats consisted of two blocks with 180 units and said the problem could spread to nearby Block B because the pipes might be linked to one another.
“The ground floor residents did not experience the backflow problem because they have a different piping system from those living in the upper floors,” Lim said.
During a site visit along with some workers, Indah Water Konsortium Sdn Bhd (IWK) senior communications executive Sheah Wen Yann said they suspected the pipe was broken because there was no outflow at all.
“If it was only a blockage, the water would still flow through. Since there is no outflow, we suspect the pipe is broken,” Sheah said.
She added that the flats were privately owned thus the residents would need to send in a formal request to IWK before they could fix the problem.
According to Lim, IWK representatives had visited the flats three times before his meeting with them.
“I will be writing to IWK as well as Suruhanjaya Perkhidmatan Air Negara (SPAN) requesting for immediate rectification to the blockage,” Lim said.
Chin Weng Yin, 42, who just moved into a first floor unit a month ago said whenever water was used, whether on the first floor or the upper floors, backflow would occur on the first floor.
“ It’s troublesome not to be able to cook or even shower in my own home,” Chin said.

AFTER years of waiting, the Bukit Cheras Community Centre is ready, standing firm and grand on a 0.4ha Dewan Bandaraya Kuala Lumpur (DBKL) land.

The air-conditioned building is to serve as a venue for residents in the vicinity to gather, acquire skills and pick up healthy hobbies.
The four-storey centre has three badminton courts, a multipurpose hall, senior citizens' room, a library, tuition rooms, a reading area, multimedia rooms and a cafeteria.
It will start operating in a few months' time after the Certificates of Fitness (CF) has been issued.
Keeping the elderly and disabled in mind, the building, which costs RM4mil, has been designed with escalators and washrooms that have been modified for their convenience.
MCA Taman Bukit Cheras chairman Lim Heng Lin said the centre would be a great place for people from all walks of life to establish friendships and bridge the communication gap.
“Aimed at fostering community spirit, the centre will be where all sorts of activities, such as wedding dinners, blood donation drives and festive celebrations, could be organised,'' he said.
Lim, who is also the MP Service Centre Bandar Tun Razak director, said a badminton club would be set up soon to encourage the residents to lead a healthy lifestyle.
“Self-improvement courses, motivation talks, badminton tournaments and tuition classes for students are just a few ideas I have in my mind now,” he said, adding that he would hold dialogues with DBKL to sort out the details.
Meanwhile, Lim suggested that the public donated books for the library.
“They can also contact me if they have ideas on how to utilise the centre,'' he added.
“Once it is ready, we encourage every resident to come forward and participate actively in the activities that we will be holding.”

Rapid KL goes places

Rapid KL goes places

RAPID KL extended its service to Taman Bukit Cheras and its surrounding areas from Bandar Tasik Selatan LRT Station.
The new Route 401 covers areas in Taman Bukit Cheras, Taman Okid Desa, Taman Connaught, Taman Danau Bakti, Taman Danau Budi, Taman Bukit Anggerik, Taman Alam Damai and Kampung Midah Dalam.
Six buses will be plying the 31km-long route at 15-minute intervals. Bus fare is fixed at RM0.90 for areas within Zone One and RM1.50 for areas in Zone Two.
It is welcomed by residents as it benefits not only Star LRT commuters, but also those who travel by KTM and ERL.
Taman Bukit Cheras MCA chairman Lim Heng Lin, at a recent press conference, said residents were satisfied with Rapid KL’s latest extension of service.
Lim said he forwarded the proposal to Rapid KL to extend its services to the said areas in March.
He said for the convenience of passengers, he hoped the company would come out with a card system that would enable its customers to travel in all the vehicles under its umbrella.
Lim (right) checking out a route on a Rapid KL bus.
Also present were Rapid KL bus operation general manager Khairuddin Sulaiman and Rangkaian Pengang-kutan Integrasi Deras Sdn Bhd marketing division senior general manager Zoolina Naim.
“We received overwhelming requests from the public to have bus service in this area. We started with 140 passengers when we launched the service on Sept 12, now we have over 389 passengers per day,” Khairuddin said.
“We hope in the next three months, we will have 1,000 passengers per day,” he added.
Zoolina said the company had been able to communicate more closely with residents and its associations through Mobility Marketing, adding that flyers on the new route had been distributed in housing areas either directly or through mailing service.
“We believe that with more awareness and better consistency, the public will trust our service and more will opt to use public transport and leave their cars behind,” she said.
She also urged residents to set up their own residents’ association to collate information on public transport and call the toll free line to give their feedback.
The company has also launched Route 301, 302 and 402.
Route 301 covers Terminal Taman Daging, Taman Nirwana, Kampung Pandan Dalam and Taman Cempaka and stops at Pandan Indah LRT Station.
Route 302 covers Lembah Maju from Pandan Indah, Pandan Mewah, Taman Muda, Kampung Tasek Tambahan, Taman Putra, Taman Bukit Teratai, Taman Mega Jaya, Taman Melur, Taman Permai Jaya, Taman Seraya, Jalan Pandan Indah 1/1 and the Pandan Indah LRT Station.
Route 402 covers Taman Sri Petaling to Kondo Rakyat, Mutiara Bukit Jalil, Damai Apartments, Areana Green Apartment to Sri Petaling LRT Station.

area has become a mosquito-breeding ground.
There are stagnant drains on the land which is overgrown with weeds.
Taman Connaught MCA branch chairman Leng Kim San said residents
were worried about a dengue outbreak there because their homes were
near the land.
"Most of the residents came to see me to ask for help after a resident
came down with fever and was suspected to have dengue," he said,
adding that City Halllater despatched a team to fog the houses.
"However, the residents still fear for their safety as they believe that
the land facing their homes is a breeding 'ground for aedes mosquitoes,"
said Leng at a media briefing he held together with MCA Bandar Tun Razak
division secretary Lim Heng Lin.
Lim, who also acts as director of Deputy Home Minister Datuk Tan Chai Ho's
service centre in Bandar Tun Razak, said he had contacted City Hall regarding
the problem several weeks ago.
"They managed to sent an investigation team from the City Hall health
department.
"However, the team later told me that they could not do much as the land
is private property," he said.
Lim also claimed that the health officer also told him that no action would
be taken unless there was an outbreak.
It is learnt that about 15 years ago, the area was called Kampung Sungai
Midah and consisted of several homes.
The land was bought by developer Syarikat Perumahan pegawai Kerajaan
Sdn Bhd (SPPK) for commercial development. However, it was only recently
that work was carried out in the area.
Lim said the development there did not solve the problem as the stagnant
drains were still there.
"Due to the problem, I did some enquiries and found out that the plot of
land will soon be developed into a golf driving range.
"But we are at a loss over who to approach as there are no signboards
stating the type of development that will be carried out or the contractor.
We will try to contact SPPK," he said.
Lim hoped City Hall would help the residents and at the same time identify
the landowner or developer so that they could be advised to take action
soon.
"We don't want anyone to die as a result of dengue before the authorities
finally take action," he said.
